About Emmanuel Sam
Emmanuel Sam Anthou built his legal foundation through formal study and early practical training. He earned a Bachelor of Science in Finance from Pennsylvania State University, University Park, in 1985. He then studied law at Duquesne University School of Law, completing his J.D. in 1990 and concentrating on real property and taxation. Those classroom years shaped a practice that blends legal analysis and an understanding of property markets.
After law school Anthou moved into public service. In 1990 he served as an Assistant District Lawyer in Washington County, Pennsylvania. That role put him in court and in contact with the procedural side of litigation. It also marked the start of his membership in the Pennsylvania State Bar and the Washington County Bar Association, affiliations he has maintained since 1990. He has been active in the local real estate community as well, holding membership in the Washington Greene Association of REALTORS since 1986.
Parallel to his legal credentials, Anthou developed a set of real estate and title qualifications. He is a title agent for South Hills Settlements, Inc., and holds real estate broker credentials through Keller Williams Real Estate Services. He also operates as a broker and appraiser under E.S. Anthou, Broker/Appraiser. These certifications inform his approach to property matters and give him direct experience in valuation, conveyancing, and settlement processes.
Anthou’s career reflects a mix of public and private work. He has navigated prosecutorial tasks early on and later shifted to roles that require an understanding of transactions and title issues. His legal training in taxation and real property complements the practical certifications he holds. Colleagues describe him as someone who ties documents and numbers to legal obligations, and who prioritizes precise handling of title and brokerage matters.
Today he is the principal at ANTHOU LEGAL SERVICES, LLC. He maintains professional ties in the Pennsylvania legal and real estate communities and continues to handle matters where law and property overlap. He currently practices at ANTHOU LEGAL SERVICES, LLC, handling real estate, title and transactional matters.
